Southern Cross Care QLD is seeking to appoint an experienced leader as its Head of Property Services, to be based at the conveniently located Support Office in Upper Mt.

Gravatt


In this exciting role, reporting to the CFO, you will lead the operational delivery of Property and Asset Management services, in line with SCCQ organisational goals.

Lead the operational and property management function to ensure the existing assets are well-maintained and fit-for-purpose to enable the organisation to effectively and sustainably carry out its mission to provide care and services for older Queenslanders.

Focus on developing and implementing a property asset management and lifecycle planning program to ensure the serviceability of SCCQ assets and associated infrastructure for their intended purpose and the delivery of best value outcomes.

What are the responsibilities?

  • Lead, mentor and support the property services team to ensure development of capability, high performance, and alignment with the organisation's values
  • Lead the responsive and preventative maintenance programs for SCCQ's properties, manage asset registers and the property maintenance request service.
  • Ensure that preventative maintenance and lifecycle programs are implemented, maintained and reviewed in accordance with the organisational maintenance standards to ensure timely and costeffective facility operations.
  • Identify and implement strategies to improve living environments and maintain renewal of property assets in the residential aged care and retirement living settings in a costeffective manner.
  • Develop and foster effective relationships, business partnerships (internally and externally) to ensure projects and initiatives are customer focused, integrated and fit for purpose.
  • Contribute to the development and improvement of SCCQ's facilities maintenance model to ensure delivery of maintenance activities across the asset portfolio.
  • Oversee the development and implementation of sound property services and asset management systems and control to support the financial viability of the portfolio in line with SCCQ's strategic objectives.
  • Lead the preparation of tenders and/or property management service contracts by providing guidance on issues of sustainability to ensure SCCQ's standards and statutory requirements are met.
  • Define and manage the Property Services function's budgets to ensure the portfolio is costeffective, including actively managing the prioritized program of work.
  • Ensure that risk management processes are incorporated into asset management functions.
  • Inspire and sustain team cohesion and engagement to facilitate the objective of business objectives.
  • Develop a work environment that promotes teamwork, cooperation and development of staff.
  • Prepare business cases on property improvement strategies as required. Monitor and report on all financial metrics including internal rate of return (IRR) and return on investment (ROI).
  • Appoint and manage all propertyrelated contractors and subcontractors including but not limited to builders and professional advisors (legal, architects, engineers) in accordance with contract governance framework.
  • Manage all capital works activities in accordance with best practice methodologies and in compliance with all WH&S, environmental and regulatory standards.
  • Monitor and research relevant industry data and legislative and policy frameworks to anticipate and respond to change.

What you will bring to the role?

  • Bachelor Degree in Property, Construction Management, Business or Finance, or a qualification or significant experience deemed the equivalent.
  • Experience in leading and implementing a Facilities Management & Asset Management strategy to drive business results consistent with the organisation's objectives.
  • Knowledge of key legislation and relevant standards and contemporary property development and asset management strategies and practices
  • Demonstrated ability to lead and develop a team of professionals, with a strong understanding of, and ability to implement, best practice policies and procedures.
  • Highly developed written, oral and interpersonal communication skills including influencing and negotiation
