Commercial Manager

Job Summary:

The Commercial Manager will report directly into the APAC Director - Commercial Management, and is responsible for leading commercial management on new build and expansion projects across the region. Working in a small team of Commercial Managers, they will collaborate closely with other internal project teams of varying seniority. The role supports the strategic and day-to-day priorities of the Commercial Management team, with a focus on reducing construction costs, ensuring compliance with internal financial controls and reporting processes, whilst managing major contract risks.

The ideal candidate for this role must possess strong attention to detail, with the ability to provide accurate input and proofread documents effectively. They should also be capable of handling multiple tasks in a fast-paced environment, demonstrating excellent time management skills, and a strong business acumen, exceptional written and verbal communication skills will be essential. The candidate should have a strong sense of accountability, ownership, and urgency, taking responsibility for their work and delivering results promptly. Previous experience in the construction industry as a client, developer, or consultant is highly desirable and the candidate should also have proven negotiation skills and the ability to draft contract language effectively.

Key Responsibilities:

· Be responsible for the preparation/coordination of budgets including detailed cost modeling and bench-marking analysis for presentation to senior management for approval

· Work with the design team to develop a target cost for construction projects with a strong emphasis on leading the team to reach the desired target

· Support project teams to ensure costs are controlled from inception to completion, including the tracking/reporting of change orders

· Support the development of tender documentation and leveling analysis for procurement of general contractors

· Support the preparation of contract documentation, including negotiation of contract terms with general contractors

· Review and validate project cost reports, cash flows and risk registers for accuracy and compliance

· Review and validate general contractor change orders and payment applications for accuracy, value, and compliance

· Prepare value management studies focused on strategic industry issues and specific design issues

· Prepare bench-marking studies (internal and external) and track key commercial metrics

· Assist with resolution of major contractual claims and disputes

· Assist in developing and communicating best practice commercial controls and reports

· Work closely with construction managers and designers to provide commercial oversight and assistance at all stages of projects

· Reviews contract documents for execution, provides inputs to legal team

· Prepares commercial reports and business cases for funding approval

Qualifications:

· Bachelor's degree in Quantity Surveying

· 5+ years' commercial management experience on a major construction portfolio

· Client side experience within Data Center industry is desired

· Experience working on a regional portfolio of projects across multiple countries

· Member of RICS or equivalent
