We are looking for 2 Strata Managers to join our team.

The Strata Manager position is unique. The job is one part compliance, two parts planning and organising and three parts customer service. You will deal with many diverse types of people and no two days are alike.

The position is faced paced and can be a bit stressful at times.

But for the right person it is fun and provides a tremendous opportunity to gain experience and increase your skills in strata management and business in general.

Target Rich Objectives - Management Functions


To function as the agent for the Strata Company's Council of Owners to implement the Strata Company's obligations under the Strata Titles Act (The Act) and to complete the directions from the AGM and the Council of Owners in line with our Service Guarantee.

To action quote requests and work orders within the time described in the Service Guarantee.


Target Rich Objectives -Insurance functions
To do all work necessary to make sure all insurance claims are paid, and all repair work is completed. All claims to be lodged within 2 days of notification of the date of loss.


Target Rich Objectives -Records/Financial Administration
To be accountable for all proper record keeping in compliance with the Act.


To prepare all budgets and financial reports to ensure that the Strata Company's administrative and reserve funds have sufficient capacity to meet the Strata Company's obligations.

If any deficiencies are identified the Council of Owners are notified within 7 days.

If any excess funds are available consult with the Council of Owners to seek instructions regarding investing excess funds in term deposits to maximise the strata company's investment income.


Target Rich Objectives -Meetings


To schedule and hold the AGM within 3 months of the end of the Company's financial year and to issue the minutes of the AGM within 14 days of the meeting (Unless the Strata Titles Act mandates a different time limit).


Target Rich Objectives -Communication


As the agent for the Strata Company's Council of Owners communication is key to your success and the satisfaction of the client.

All verbal and written communication will adhere to the best practices as outlined in our Service Guarantee.
