About the Role
Our client is boutique city based Commercial Property Investment & Development Company with a portfolio of office & retail assets predominantly located in and around the Melbourne CBD.
Whilst a full time person is desirable, there is the flexibility for a 4 day working week, or for school hours.

- Work with long standing tenants and a very clean portfolio that has been managed by the same person/external agent for the last decade.
Duties:
- Manage a portfolio of office and retail properties
- Build & maintain professional relationships with existing & prospective tenants, external leasing agents, contractors, suppliers, etc
- Monitor and manage Lease obligations (e.g. tenant induction, lease option & expiry preparation, etc)
- Handle repairs & maintenance for properties
- Issue rental invoices & monitor rental arrears
- Financial management (e.g. budget outgoings reporting, outgoings reconciliation)
- Review & approve supplier invoices
- Undertake market research (e.g. prospective tenants, rental data for lease rent reviews, etc)
- Conduct lease negotiations and organise lease renewals
- Manage leasing enquiries and conduct inspections with prospective tenants
- Manage the marketing of properties for lease
- Prepare Heads of Agreement and Lease Agreements
- Tenants handover, introduction & fit out management
- Database management (e.g. tenant database)
Skills and Experience:
- Current Victorian Estate Agent Licence or Estate Agent Representative Licence highly desirable
- Minimum 1‐2 years' experience in Commercial Property Management and/or commercial property leasing
- Have excellent written & verbal communication skills
- Be a strategic thinker with strong problemsolving skills, and a high attention to detail
- Strong negotiation skills & the ability to build relationships with internal and external stakeholders
- Excellent time management and organisational ability
- Have experience in property management software (e.g. Cirrus8, Agentbox, Released, PropertyMe, etc)
- Competency with MS Office including Excel spreadsheets, Word & Outlook
- Ideally have experience in accounting software such as MYOB or Xero
