About the Role


We are looking for an experienced and driven State Marketing Manager to lead the development and execution of marketing strategies for the Ingenia residential Lifestyle portfolio and several greenfield developments across QLD.


Your immediate team will consist of 3 Marketing professionals (2 of which would be direct reports) that will likely grow with more future work as the growth in land lease communities nationally continues.

We are continuing to grow rapidly (our Marketing business unit has doubled in the last 2 years) and there is an ongoing pipeline, and a broader business appetite to buy more sites and develop further in QLD.


The Marketing Manager role presents an exciting opportunity to drive growth and scalability within our Queensland portfolio and would be well-suited to a strategic marketer with project marketing experience, strong leadership capability and cross-functional stakeholder management skills.


Responsibilities

  • Develop and implement project marketing strategies for all QLD communities (inmarket and upcoming), in consultation with relevant PCG and business stakeholders.
  • Manage day to day marketing operations for relevant communities.
  • Budget management and tracking.
  • Develop and maintain relationships with external agencies, including media and creative briefing.
  • Assist with the development and management of project place brands, ensuring consistency across all marketing media and collateral to retain project integrity and clarity of positioning.
  • Achieve specified commercial targets regarding lead volume and quality, cost per lead/cost per sale and total settlements.
  • Develop and execute direct marketing initiatives such as product launches and open days as relevant to the marketing strategy.
  • Brief and manage media planning across both traditional and digital channels based on data driven insights to optimise spend and ROI and achieve both brand awareness and lead generation per the relevant marketing strategy.
  • Drive awareness of the Ingenia Lifestyle brand within upcoming greenfield site geographic regions.
  • Evaluate customer research, market conditions and competitor data to provide qualitative input into the strategic marketing plans.
  • Review new technologies and make appropriate recommendations to ensure marketing strategy is relevant across competitive landscape.
  • Manage the production of marketing collateral, including leaflets, posters, flyers, newsletters, enewsletters etc.
  • Ensure the customer database is updated and maintained.
  • Evaluate marketing campaigns and make suggestions and improvements for future campaigns.
  • Report on key metrics and commercial targets utilising CRM and Power BI.
  • Lead and mentor direct reports to support the achievement of strategic objectives and the continuous development of capability within the team.
  • Lead all interactions across the business with integrity, continuous improvement and respect.
  • Relevant tertiary and industry qualifications in Marketing and/or Communications
  • Effective and efficient use of the Microsoft Office suite and popular CMS and CRM platforms
  • Demonstrated leadership experience.
  • Project marketing or greenfield property development marketing experience preferred.
  • Experience in retirement living preferred.
  • Multidisciplinary stakeholder engagement skills.
  • Experience with developing and implementing marketing strategies and campaigns.
  • Commercially minded and outcome driven.
  • Flexibility and adaptability, proven experience working in a fastpaced environment.
  • Effective and impactful communication, interpersonal and problemsolving skills.
  • The ability for regular travel within the portfolio and greater business as required to attend site and strengthen frontline stakeholder relationships.
