The Client

Our client is a privately owned and progressive property group that owns a portfolio of real estate assets, including retail, commercial, and industrial properties throughout Queensland.

Our client is passionate about creating award-winning community spaces and currently requires an experienced Commercial Property Manager or Portfolio Manager with a passion for maximizing the potential of real estate assets.


The Role

As the Portfolio Manager, you will be responsible for the strategic management and performance of existing and expanding commercial asset portfolios.

Working closely with external property managers and cross-functional teams, you will ensure the optimal financial and operational performance of the assets while maintaining strong landlord and tenant relationships.


Key Responsibilities

  • Collaborate with external property managers to efficiently oversee all aspects of asset management.
  • Manage tenant relationships, lease administration, and negotiations, including rent reviews and renewals.
  • Provide financial oversight, ensuring assets perform against benchmarks.
  • Coordinate tenant fitouts, makegoods, and capital expenditure projects.
  • Conduct regular site inspections and maintain property presentation.
  • Participate in strategic asset repositioning and valueadding initiatives.
  • Act as a representative for assets in body corporate committees.
  • Stay updated with market trends through regular market research.
  • Ensure compliance with legislative requirements and company procedures.
  • Foster strong relationships with internal and external stakeholders.

Qualifications and Skills

  • Minimum of 5 years of experience as a Commercial Property Manager or Portfolio Manager.
  • Proven track record of delivering exceptional client service.
  • Indepth knowledge of commercial and retail property regulations, leasing practices, and local market dynamics.
  • Strong negotiation, communication, and interpersonal skills.
  • Current real estate license and relevant certifications.
  • Excellent organizational and time management abilities.
  • Operational understanding of body corporate structures.
  • Selfmotivated and capable of working autonomously and within a team.
  • Demonstrated ability to manage multiple matters and meet deadlines.
