Responsibilities:
As the Design Manager with Hines, you will be Acting as the Owner's representative, manage all activities associated with the design of the base building and/or interior improvements plus miscellaneous capital projects while adhering to the project schedule, budget, lender and/or ownership (partner) requirements.
Responsibilities include, but are not limited to:
- Design Management manage external design consultants, including overseas and local architect/s, MEP, Structural and civil engineers, sustainability and other consultants as required;
- Coordinate between the Hines CCG team and the local project team to ensure Hines design requirements / standards are captured in the design.
- Prepare and manage the design program/schedule to ensure design deliverables are prepared in accordance with milestones identified in the construction schedule;
- Manage the design to meet budget and work with the QS, design consultants and project team where required to implement value management exercises
- Manage the Safetyindesign process on behalf of the owner / developer, including the incorporation of Property / Asset management requirements into the design documentation;
- Review design documents and manage design meetings to ensure design content is complete and well coordinated per owner/developer requirements;
- Concept & detail design
- Ensure design directives and project vision from the owner/developer are complete and clearly understood by the design consultants;
- Design development make sure DD documents are completed on schedule and accurately by design consultants.
- Construction Documentation make sure CD documents are completed on schedule and ready for tender. Ensure design documentation is completed to eliminate scope gaps and errors / omissions.
- Oversee design implementation during construction: Make sure design intent is accurately implemented by the General Contractor. Coordinate with the architect and/or Lead Design Consultant to provide design clarification documentation.
- Shop drawing review
- Review shop drawings submitted by contractors, ensure the drawings meet PPR, design objectives and construction standards;
- Site Construction Administration: Coordinate with the architect and/or Lead Design Consultant to solve design related issues throughout the construction phase;
- Coordinate and check the asbuilt drawings with designers and contractors after construction work is completed.
- Consultant Contracts: Assist Construction Manager with design contracts administration, including assessment of monthly progress payments;
- Support to other departments: Closely work with the construction managers to accurately coordinate design elements, assist other internal departments responsible for items such as authority approvals, MEP, sales & marketing, etc.
Qualifications:
Minimum Requirements include:
- Bachelor's degree, preferably in construction, project management, architecture, engineering or related field.
- Ten or more years' experience in large scale commercial design and construction projects, with specific experience in commercial, office, mixeduse developments.
- Well organized, capable of displaying effective coordination and management skills.
- Strong communication skills, relevant experiences with design consultants.
- Motivated individual with good personality and excellent interpersonal skills, having team spirit.
- Fluent verbal and written language skills in English.
- Proficient knowledge of local building codes, construction practices and design approval process and requirements.
- Good computer skills (AutoCAD, Photoshop, Microsoft Office, etc.).
- Work autonomously to meet varied workload requirements and deadlines.
- Demonstrate understanding of the design process and subsequent development, buildability and cost implications.
- Read and interpret design and construction related manuals, research/instructional reports, safety rules, and methods and procedures including in building services drawing and layout work.
- Read and interpret detailed design and construction drawings and specifications and communicate findings with team.
- Demonstrate an understanding of ESG principles including experience using rating tools such as Green Star, NABERS, WELL or similar.
- Analyze and interpret various types of data in order to draw conclusions and solve problems.
- Interact with employees, visitors and contractors with poise, respect and diplomacy.
- Maintain a professional demeanor in contentious situations and emergencies.
- Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction and style.
