THE ROLE
The successful applicant will be acting as a liaison between property owners, tenants and service providers, ensuring that commercial properties are well-operated, financially viable, and meet the needs of all stakeholders involved,


KEY SKILLS & REQUIREMENTS

  • Property Operations: Commercial property managers are responsible for the daytoday operations of the property. This includes tasks such as rent collection, lease administration, tenant communication, property maintenance, and addressing any issues that may arise.
  • Tenant Relations: Commercial property managers act as a primary point of contact for tenants. They handle inquiries, address concerns or complaints, negotiate lease agreements, and facilitate lease renewals or terminations. They strive to maintain positive relationships with tenants and ensure their needs are met.
  • Financial Management: Property managers oversee the financial aspects of commercial properties. This includes setting rental rates, collecting rents, and ensuring timely payment of expenses such as property taxes, insurance, utilities, and maintenance costs. They prepare financial reports, budgets, and forecasts to keep owners informed about the property's financial performance.
  • Property Maintenance and Repairs: It is the property manager's responsibility to ensure that the commercial property is wellmaintained and in compliance with safety regulations. They coordinate and oversee maintenance and repair activities, including scheduling inspections, contracting with service providers, and addressing any maintenance issues promptly.
  • Lease Administration: Property managers handle lease agreements with tenants, including negotiating lease terms, reviewing lease documents, and ensuring compliance with lease obligations. They keep track of lease expirations, manage lease renewals or terminations, and handle leaserelated disputes or legal issues.

They ensure compliance with building codes and regulations, implement safety measures, and maintain appropriate insurance coverage.   • Property Performance Analysis: Property managers regularly evaluate the financial performance of commercial properties. They analyze income and expenses, monitor market trends, and make recommendations to maximize profitability. They may propose strategies for cost reduction, revenue enhancement, or property improvement to increase overall property value.
