The Company
A leading Australian funds management business with circa $8bn in assets under management. The company boasts very strong leadership with a high performing team of proven profiles in the property funds arena.
The company has been rapidly growing, and has a full complement of capital transactions, asset management and development management teams to enable this to be achieved.
The Opportunity
This is a fantastic opportunity to join an established and growing business with internal asset & property management functions, with the potential for sustained career development in the area of property management and asset management.
The role will involve the day to day management of a portfolio of 15 industrial properties located in the Melbourne market.
- Specific duties include;_
- Provide excellent tenant services. Respond to tenants requests/problem within a timely and courteous manner, and in accordance with prequalified limits of authority.
- Provision of financial management of assets including, rent collection, arrears management, rent reviews etc.
- Conduct periodic property inspections and meet with tenants on a regular basis to ensure compliance with the lease.
- Assist the Senior Property Manager and Asset Managers with establishing the asset specific plans and strategies, then align the daily operations of the properties to the approved strategy.
- Lease coordination for all tenants/assets under management, including maintaining a schedule of critical dates/matters pertaining to each lease.
- Management of statutory files including bank guarantees, leases, legal documents, insurance certificates (vendor, contractor and tenant), and corporate governance.
- Maintain a check list of all vendor statutory obligations to ensure compliance is met
- Maintaining an accurate tenant and asset file (electronic and hard copy)
- Cooperation with the facilities manager(s).
- Assist the facilities manager with tenant movements (in and out).
- Prepare a monthly, quarterly and annual property managers report, and assist the Asset Managers to prepare other reportingrequirements.
- Diligent management and coordination of property management software (Yardi), including proper coding and reconciliation of property charges.
This role is ideally suited to a commercial/ industrial property manager with a degree in property economics or similar, and a minimum of 2-5years experience in property management (preferably industrial, but will also consider retail and commercial).
