Role Summary
Primary Objective


The Analyst is responsible for:


  • All facets of analysis and asset management reporting in the Industrial sector and day to day analysis of portfolio investment management strategies
  • Property level responsibilities include forecasting income, leasing, capex, opex and specific refurbishment scenarios, asset valuations, analysis and collation of performance metrics
  • Portfolio level responsibilities include monthly, quarterly and ad hoc reporting, as well as assisting in the preparation of asset strategies and asset updates
  • Supporting the effective execution of the disposal and acquisition of Industrial assets
  • Living the culture of 151 Property in all internal and external interactions
  • Assist in embedding new systems and technology across the business (Anaplan and Power BI) and implementing process improvement initiatives
Primary Role


The primary responsibilities of this position are:

  • A good understanding of Blackstone's strategy, objectives and performance requirements
  • Assist in all analysis and reporting required for the Industrial Sector including management and board reporting, budgeting and any other ad hoc tasks as required by 151 Property and/or Blackstone, which are to be concise, accurate and delivered on time
  • Assist in preparing and tracking budgets in conjunction with external property managers, Revantage Australia and New Zealand, Analysts and Blackstone, as required
  • Assist in the process of Internal and External valuations, including reforecasting and coordinating the inputs for the Industrial assets
  • Preparation of detailed cashflow models to assist in the analysis of assets and investments
  • Assist with the strategic repositioning of Industrial assets to be completed on time and on budget, capitalising on user needs / market trends
  • Assist in preparing properties for disposition as well as helping to execute on the disposition program to maximise investor returns
  • Contribute to building and developing a specialist, high performing Analytics team that is results focused and highly accountable, capable of delivering investment outperformance for Blackstone's LPs
  • Identify greater efficiencies through refined operating procedures and business improvement
  • Maintain and share market knowledge (including REIT results) of the Industrial sector within the company (leasing, capital markets and research) to develop Industrial house view
  • Partner with key internal stakeholders and Blackstone to build and maintain strong working relationships
  • Clear communication of objectives to stakeholders

  • Asset Managers, Finance team (Revantage Australia & New Zealand), Blackstone, Head of Industrial sector, other 151 Property team members.
External

  • Service providers such as CBRE, property managers, valuers, technical advisors and consultants, joint owner reps, auditors and key operatives in the property market.

Requirements:

Appropriate tertiary qualification/s, Bachelors Degree or higher (e.g. Land Economics, Property, Valuations, Commerce/Business)
2-5 years prior experience within the Property sector - (e.g. Commercial Valuations, Property/Development Analysts, Capital Transaction and valuations or Funds Management background will be highly regarded
Possess a high financial aptitude, commercial acumen and ability to analyse financial data from budgets, business plans and valuations
Previous involvement in a property and portfolio level budgeting process as well as the analysis and reporting of budget outputs
Strong numerical reasoning, attention to detail and well-developed Excel financial modelling skills are essential.
Exceptional written and verbal communication skills, including the capacity to produce and review high-quality reports, analysis and presentations under tight deadlines
