Your New Role Looks Like This:

Reporting directly to the Senior Portfolio Manager, Seniors Living, the Portfolio Analyst will help drive analytical portfolio management activities for the purpose of optimising investment returns across retirement villages, aged care assets and broader seniors living property assets.

This role is also responsible for valuation activity, reporting, assessing investment opportunities and screening potential transaction projects.


Key Responsibilities Include:

  • Monitoring actual and budgeted performance of current property investments in Seniors Living by maintaining robust and efficient financial models and analysing variances between budgeted and actual return performance. Including driving the biannual distribution process for the Retirement Village Property Fund (RVPF) and the annual budget approval process across the portfolio.
  • Management of endtoend biannual valuation process; a mixture of internal DCF modelling and engagement with independent external valuations. Including presentation to auditors (internal & external) and boarddelegated Audit Committee. This also includes verifying resident data for use in valuations and sales reporting.
  • Undertake adhoc feasibility studies and scenario testing as directed, including for the purposes of the acquisition, disposal and development of properties.
  • Analysing and developing reports for management necessary to assist management with investment decisions, including preparation of presentations for both internal and external recipients.
  • Assisting in administration of projects as required.
  • Working closing with team members in the Seniors Living team to provide analytical support for refurbishment, developments, opportunities and other ad hoc pieces of work.
  • Proactive management of relationships with Group (i.e. investors). This includes preparing presentations on fund strategy and performance presentations as required.
  • Management of ongoing debt facility obligations and when relevant, support Senior Manager of Treasury & Debt Capital Markets with debt refinances, preparing documentation with relevant information for prospective financiers, and associated activities to implement facilities.
  • Management of and reporting on debt facility covenant requirements (with loan attestation processes), including monthly checks of compliance with financial and nonfinancial covenants.
  • Management of interest rate hedging strategies in relation to the debt facility in conjunction with Senior Manager of Treasury and Debt Capital Markets.

About You:


  • Tertiary qualifications in Property, Business or Finance with a preference for a CA or CPA qualification
  • Strong property industry experience in either single sector disciplines or across industry experience
  • Advanced computer skills, particularly Microsoft Excel
  • Strong analytical experience (including property analytics)
  • Financial acumen, in particular strong accounting and mathematical skills
  • Extremely strong experience in stakeholder management with the ability to develop effective relationships
  • Ability to work autonomously, yet adaptable within a team environment to ensure timeframes and deadlines are met
  • Demonstrated initiative in completing tasks to tight deadlines and the flexibility to handle constantly changing priorities
