- Maintain property risk management programs and ensure compliance with regulations.
- Implement escalation and incident reporting procedures in accordance with legislation.
- Ensure compliance with OH&S, Environment, and Risk Management policies.
- Manage vendors to deliver services within budget and according to safe working methods.
- Oversee vendor procurement processes in line with guidelines and best practices.
- Monitor and optimize the centre's operations budgets.
- Proactively engage stakeholders to meet client expectations.
- Serve as on-site key point of contact for retailers.
- Manage and monitor security and cleaning contracts.
- Coordinate maintenance and compliance for centre's equipment and facilities.
- Support preventative maintenance plan for centre's equipment and facilities.
- Manage operating expenditure to budget and report on variances.
- Conduct regular centre walks to maintain high presentation standards.
- Provide timely client liaison and be accessible to retailers.
- Prepare and maintain accurate lease and tenancy-related documentation.
- Ensure timely collection of rental and other tenant payments.
- Prepare annual budgets and process invoices and funds requests.
- Monitor and reduce arrears through consistent follow-up.
- Prepare monthly reports on arrears tracking, sales, and budgets.
- Stay updated on relevant legislation and liaise with solicitors as needed.
- Maintain high standards of repair and cleanliness in the centre.
- Communicate the client's risk profile effectively.
- Assist in implementing marketing initiatives with the Centre Manager and client representative(s).
- 1 – 2 years' experience as a minimum as a Property Manager in a retail or commercial setting.
- Knowledge of property financial package MRI is highly desirable but not required.
- Knowledge of the Retail Tenancy Act.
- Demonstrate a maturity and sensitivity when dealing with confidential information and correspondence.
- Maintain low levels of retailer debt.
- Ensure operational budget is maintained within allowable limits.
- Demonstrate active retailer engagement and superior client engagement.
- Ensure all contracts are monitored and service is delivered to the highest standard and the scope is delivered to client expectations.
- Centre presentation is in keeping with a premium retail environment.

What this opportunity involves:
The Property Manager is responsible for the day-to-day property management of Eden Rise and other Pask assets managed by JLL.
The position is based on site at Eden Rise to provide a high level of retailer, customer, and client engagement.
Reporting to the Centre Manager, the role's purpose includes budgeting and forecasting, lease compliance including all lease associated payments, arrears management, retail store liaison, regular & accurate client reporting and stakeholder management.
They will also support the Centre Manager as required across the operational functions of the centre and Pask managed assets.
