The role


As the Head of Asset Management at Aruma, your key responsibility will be to lead the organisation's infrastructure development and oversee the delivery of its overall strategic asset plan.

You will be accountable for managing the complete lifecycle of Aruma's assets to align with the organisation's strategic objectives and operational priorities.


Your role will also entail identifying and prioritising Aruma's capital works requirements, which includes evaluating the organization's infrastructure needs, devising project plans, and creating budgets to fulfil those needs.

Furthermore, you will oversee managing large capital works projects from inception to completion, overseeing the design, construction, and commissioning of new assets.


It is expected that you will have a continuous improvement focus to ensure that the organisation makes well-informed strategic decisions and improve the standards of all accommodation options through thoughtful sustainable design that enhances customer and staff experiences.

This involves analysing performance metrics, identifying areas for improvement, and presenting recommendations to senior management to enhance Aruma's infrastructure and asset management practices.


The key responsibilities of this position are:

  • Developing a 25-year life cycle asset replacement program.
  • Assessing backlog maintenance liability in terms of risk and cost.
  • Preparing the initial draft of the 5year capital works program.
  • Overseeing and supervising the annual delivery of the Capital Works program.
  • Examining and enhancing Capital Works and Project Management Governance Frameworks.
  • Overseeing the programming, planning, design, and construction delivery of new construction, renovation, and refurbishment projects that are valued over $50,000.
  • Managing the capital replacement of plant and equipment that are valued over $100,000.
  • 1 direct report and 1 indirect report.
  • A relevant tertiary qualification in building/property management or a related field (or equivalent experience).
  • Over 10 years of proven ability in managing and delivering construction and refurbishment programs and projects, encompassing design, cost estimates, contract supervision, and inspections.
  • Experience in operating a maintenance management system for a sizable property portfolio.
  • Expertise in facilities management for a broad range of building uses, including disability services and aged care facilities.
  • Provide proof of COVID19 vaccinations and boosters in accordance with relevant Public Health Orders applicable in all States and Territories.
  • Have or willing to obtain a valid NDIS Worker Screening Check clearance.
  • Willing to undergo a National Police Check.
  • Have the right to work in Australia.
  • Have a current unrestricted Australian Driver's Licence and be willing to use your vehicle (if necessary) with comprehensive insurance.
