About the role


We currently have an exciting opportunity for an Investment Analyst to join our Real Estate (RE) Asset Creation & Investment Management team based in Brisbane on an open term, permanent basis.


Reporting to the Investment Manager, you will be a critical collaborator interacting with various key stakeholders across Leasing, Funds Management, Asset Creation & Investment Management, Centre Management, and the wider Real Estate team serving as a bridge to ensure alignment and coordination towards achieving commercial outcomes for your assets.

The key accountabilities are not limited to but include:

  • Assist with preparation of annual total return and NOI budgets, monitor, measure, report, forecast and deliver total returns to meet/exceed outperformance targets.
  • Participate in monthly Centre meetings measuring Leasing and Property Management performance on efforts to maximise income, maximise sales, rationalise expenditure, minimise arrears and areas of risk.
  • Ensure Valuation and forecasting reports are accurate, timely and reflect QIC's investment goals.
  • Collaborate with Investment Managers & Asset Team to strategize and prepare short, medium & longterm asset strategies for multiple assets across a designated portfolio of land holdings.
  • Liaise with solicitors as directed to finalise Lease, Agreement for Lease and Schedules
  • Collaborate with leasing team to refine the retail mix, rent and sales for input into commercial assessment modelling.
  • Model impacts to existing centre major tenants (sales and percentage rent) as well as new major tenants (outgoings and percentage rent).
  • Prepare and present commercial assessments for various scheme options across multiple asset classes (mixed usages).
  • Assist Funds Management in any acquisitions, disposals, forecasts or Client information requests.

About you
You will possess the ability to work with a broad range of stakeholders, with strong analytical skills and attention to detail, fostering collaboration, and integrating efforts across the organisation to drive success


You will also have:

  • Degree in Property Economics, Business, Economics or Commerce is essential.
  • Demonstrated, relevant experience in property across property management/investment/project delivery/funds management.
  • A detailed understanding of valuation methodology and investment analytical skills supported by practical experience.
  • Understanding retail/commercial industry detailed environment.
  • A reasonable understanding of the property development and delivery process.
  • A heightened understanding of property, financial, legal and development issues surrounding major property investments.
  • An understanding of Australian Property investment markets.
  • A working knowledge of majors leasing market, contracts, and negotiation skills.
