Over the last few years,

scouted. have been engaged exclusively to recruit for the Melbourne Office of one of the most exciting and active Retirement Living Developers in Victoria (Multi-Residential i.e. Townhouse, Apartments & Commercial). This organisation has significant capital at its disposal and is on an aggressive 10-year growth strategy. With a number of new acquisitions in mainly urban infill areas, and an ongoing strategy focused around the acquisition of 3 sites per year, we are looking for an Acquisitions Analyst to support the Head of Acquisitions.


This role primarily focuses on supporting the Acquisition team by providing research, insight and financial modelling for land purchases and other business cases required by the broader development team.


Working closely with the Head of Acquisitions, your role will entail:

  • Assist in undertaking Due Diligence and prepare commercial analysis to secure approval to proceed with the acquisition
  • Prepare, critique and analyse feasibilities and cash flow models for the purposes of providing key return metrics, scenario testing and financial risk analysis to underpin business decisions for new acquisitions
  • Contribute to the identification of key development corridors, commercially sound market segment opportunities, specific sites in identified corridors and market segments
  • Undertake and present research related to new and existing sites as required including preparation of Board Reports
  • Present scenarios and feasibility methodology to management and be able to respond to financial interrogation of the model for all new acquisitions including detail on programme, input of commercially relevant and current costs, revenues, cash flow and land values using RLV and sensitivity analysis
  • Prepare due diligence budgets and programs for new acquisitions and provide accurate oversight and reporting on these programs

To be successful in this role, you will have:

  • Degree qualified in Property, Finance or similar, you will have strong analytical and numerical skills
  • High level of competency in Microsoft Excel software with experience in Argus Estate Master viewed as advantageous
  • A background in residential development including apartments, town houses and land subdivision
  • Experience in aged care and retirement development is desirable but not essential
  • Ideally exposure to property acquisitions or valuations and basic technical knowledge of property due diligence
  • Effective written and verbal communication skills
  • Ability to work collaboratively and efficiently to maximise positive business outcomes in a fastpaced environment with tight deadlines
  • Excellent time management and organisational skills
