About the opportunity:


The role of the Housing Manager will provide property tenancy management across a range of both registered and unregistered retirement villages that have been earmarked as rental villages and are in the process of deregistration.

As the successful Housing Manager you are to ensure the smooth operation of allocated villages from a tenancy perspective.


What you'll be doing in this role:

  • Manage, respond to, and resolve tenant queries and concerns in a large and diverse portfolio of villages;
  • Manage tenant complaints and appeals to effective resolution;
  • Manage tribunal representation (with support from the Tenancy Management Lead);
  • Conduct regular property inspections of villages and individual dwellings;
  • Refer tenants to relevant support providers, as well as other Uniting services;
  • Manage allocated financial budgets and targets, including maximising rent income, minimising rental arrears, tenant debt, voids and vacancies, bonds and recharges;
  • Accurately record tenant information in CRM or other tenant management system as directed;
  • Liaise with relevant staff to ensure that allocated villages that are still registered under the Retirement Villages Act comply with relevant provisions of the Act, and provide information and reporting as required;
  • Inspect units and arrange maintenance consistent with agreed rental accommodation standards;
  • Work with the asset management team to ensure all relevant compliance requirements are met and that maintenance services are provided to an appropriate level of timeliness and quality;
  • Sign up new tenants where requested by the tenancy management team

Who we're looking for:


This is a management role, typically requiring 3-5 or more years' experience, and preferrable proven experience in supporting Retirement Living Services or experience in Community Housing.

- relevant experience with emphasis on property and tenancy management, planning, budgeting and forecasting, reporting and analysis.

  • Direct property sector experience focusing on residential property (ideally Retirement Living and/or Affordable Housing) with extensive experience in dealing with occupants.
  • Strong understanding of tenancy and property asset management
  • Experience with being flexible and adaptable. You will be required to work well under pressure with multiple competing deadlines and changing challenges.
  • Building and maintaining respectful relationships with internal and external stakeholder
  • Excellent communications skills verbal and written
