About the Opportunity:


We are on the hunt for a dynamic
Commercial Property Manager to become an integral part of the Burgess Rawson team.

This role offers the chance to manage a diverse and sophisticated portfolio of commercial assets, ensuring compliance, efficiency, and profitability.


Key Responsibilities:

  • Managing a sophisticated portfolio of assets.
  • Administering all commercial leases and licenses to ensure compliance and protection of the clients' interest in any dealings.
  • Conducting new leasing and lease renewal negotiations with tenants including option renewals, rent reviews and where appropriate, surrenders, assignments and releasing.
  • Protecting and enhancing the clients cash flow.
  • Ensuring timely billing and collection of all monies which are due and instigating appropriate and prompt action against tardy payments.
  • Preparing preventative maintenance schedules and implementing programmed works in accordance with manufacturers' and /or suppliers' recommendations, ensuring that the schedules are efficiently executed.
  • Maintaining and controlling the physical operation of the various properties including common areas, car parks and tenanted areas in accordance with the leases and licenses.
  • Managing after hours maintenance and other emergency situations relating to any of the properties under management.
  • Conducting regular inspections for each property including liaison with tenants, contractors and owners.
  • Preparing individual annual budgets and forecasts for each property in respect of income, operating costs and capital expenditure.
  • Monitoring and controlling outgoings and operating costs based on costs, needs and scope of works. Promptly completing yearend ongoings reconciliations, promptly recharging tenants for statutory charges, and other recoverable expenses, where appropriate.
  • Ensuring all lease and other key dates are met.
  • Managing and maintaining documentation and correspondence for each property.
  • Monitoring the activities of the property market for rental comparisons and trends, and changes to legislation.
  • In conjunction with the property owner, instructing the leasing department to market vacant premises.
