    Your Opportunity

    Mission Australia Housing (MAH) is an established and progressive, Tier One National Community Housing provider of social and affordable housing and also provides both tenancy and asset management services for a number of third party organisations and private investors.

    As an Asset Officer, your role is pivotal within our organization, with a primary focus on conducting comprehensive assessments of our properties. Your main objective is to ensure that our properties consistently maintain a high standard of safety, maintenance, and compliance with all relevant regulations. This includes overseeing various aspects such as maintenance planning, safety inspections, compliance with industry standards, and adherence to legal requirements. Your contributions are essential in safeguarding our assets and ensuring they operate optimally while meeting all necessary guidelines and standards.

    Your key responsibilities will be to:

    • Provide responsive, professional, and dedicated service to MA Housing clients, aiming to enhance tenant satisfaction continuously.
    • Utilize effective questioning techniques to identify client maintenance needs, prioritize maintenance works, and set clear expectations for tenants.
    • Log maintenance requests accurately in MA Housing systems and coordinate with outsourced maintenance contractors, ensuring timely completion of works and invoicing to maximize organizational income.
    • Ensure outsourced maintenance contractors adhere to trade licensing, WHS, environmental, and MA Housing Code of Conduct requirements. Escalate unresolved issues to the Asset Manager promptly.
    • Assist in maintaining good governance and administration of responsive maintenance works by maintaining accurate records, filing information, and providing precise data to management systems.
    • Conduct systematic inspections of contractor works as per schedules specified by the Asset Manager. Identify and communicate defects/non-compliance promptly, ensuring remediation expectations are clear.
    • Support the Asset Manager in managing contractor performance to deliver quality maintenance works, fostering a collaborative 'one team' approach.
    • Ensure essential service certification programs are up-to-date, with inspections and testing conducted per relevant codes and standards.
    • Attend properties with the Housing Manager to undertake Property Assessment Surveys (PAS) and scope required works. Review and provide timely feedback on scoped works within the portfolio.
    • Foster respectful and constructive relationships with Housing staff, external stakeholders, and professionals across the NT, supporting understanding and collaboration on asset management processes.

    Requirements for Success

    • Possess tertiary qualifications in a relevant field, providing a strong foundation in property management, maintenance, or a related discipline.
    • Demonstrate knowledge and hands-on experience in maintenance delivery, including an understanding of maintenance processes and best practices.
    • Familiarity with the community housing sector, including its regulations, policies, and operational dynamics.
    • Ability to identify and triage maintenance issues effectively, coupled with strong administrative discipline to manage tasks efficiently.
    • Proficiency in understanding maintenance and building contracts, ensuring compliance with contractual obligations and specifications.
    • Proven experience working effectively as part of a team, collaborating with stakeholders, partners, and external contractors to achieve shared goals and deliver quality outcomes.
    • Willingness and preparedness to conduct property site inspection visits, assessing maintenance works for compliance against quality expectations, industry standards, and contractual specifications.

    Before starting work with us, you will need to undertake a national police history check, qualifications, and referee checks, and have a clearance to work with children/vulnerable people.
