Role Description
Position Title – Business Development Manager and Senior Business Development Manager
Reports to – General Manager Business Development and Operations
Location – Sydney on site
Employment Type – Full Time
Role Purpose
The primary objective of the BDM/SBDM is to generate new second mortgage business through the cultivation of referrals from a diverse range of sources, including brokers, private offices, aggregators, sub-aggregators, finance and industry professionals, direct customers, and other introducers.
This role is tasked with developing and implementing strategies to increase loan volume, maintain current knowledge of industry trends, acquire expertise in commercial credit and property valuations, and provide comprehensive support to the team across all stages of loan processing—from initial assessment through settlement and disbursement.
A thorough understanding of financial data is essential, complemented by outstanding communication, presentation, and negotiation skills to effectively articulate solutions, manage expectations, and achieve commercial objectives.
Additionally, the position requires building and sustaining robust relationships with key stakeholders, notably with the credit, legal, and investment teams and external stakeholders such as valuers, solicitors and introducers.
Key Responsibilities
· Business development and pipeline management
· Acquisition and retention of brokers and referral sources
· Developing and executing strategies to drive sales
· Management of client relationships and portfolio expansion
· Structuring scenarios and assessing customer/security risk
· Deal structuring and preparation of submission documents
· Review applications and validating information for accuracy and credit quality
· Ensuring credit covenants and condition precedents are adhered to
· Collection and analysis of information to support loan facilities
· Evaluation of risk-based pricing and calculation of loan disbursement
· Participation in credit reviews and responding to information requests
· Formatting and preparation of customer offer documentation
· Ensure interest payments and matured loans are repaid on time
· Oversight of loan administration and arrears management
· Training and educating introducers on products, policies, and procedures
· Monitoring market trends and competitor activities
· Reporting on pipeline status, targets, and settlements
· Strengthening the company's reputation as the non-bank lender of choice
· Attend industry events and promote the company
· Conducting cold calling and engaging in networking activities
· Sustaining relationships with key internal (credit, legal, investment) and external (valuers, industry bodies, solicitors, introducers) stakeholders
· Implementing directives from senior management
· Enhancing commercial credit skills and analytical competencies
· Assisting with the training of new and junior staff
· Proficient with Word, Excel, and CRM software
Experience and Qualifications
· Prior business development experience in banking, finance or a private/family office
· Commercial lending experience where real estate assets are pledged as security
· Experience dealing with brokers, aggregators, valuers and other finance professionals
· An understanding of first and second mortgages and their security structures
· Relevant qualifications in mortgage broking, economics, commerce, finance, property or business
Skills and Attributes
· Proven ability to generate and convert new business, with a strong sales history and a target-oriented mindset
· Excellent relationship building skills with the ability to engage brokers, private offices, customers, and valuers over the long term
· Strong communication skills, including clear verbal and written ability to explain complex commercial credit scenarios under pressure
· Effective negotiation skills, with a professional approach to balancing risk and return and customer outcomes
· Solid understanding of credit and security fundamentals, particularly in second mortgages and property backed lending
· Good understanding of property valuations, security structures and LVR considerations
· High level of organisational and time management skills, with the ability to manage a busy pipeline and multiple stakeholders
· Comfortable using internal workflow tools and CRM systems with a strong focus on attention to detail and data accuracy
· The ability to work autonomously and make decisions while collaborating closely with the credit and legal teams
· Proactive, self-motivated and resilient with professional presentation
· Sound judgement, integrity and a commitment to responsible lending and compliance

Essential Attributes and Experience for success in this role:
An established network of referral partners, brokers, professionals in the finance and property industry and other introducers
5 years experience in commercial lending at an Australian Bank, Private Office or other Finance Company in a sales role
Excellent communication skills and professional presentation
