    Default job background
    Description
    • Full-time
    • Base Salary: $90,000-$130,000 + Super, Commission: $200,000 - $600,000 (in addition to base salary). $500k realistic OTE.

Grange is a unique mid-sized development and investment firm. We leverage a global workforce, flexible work culture, and a mathematically minded, systematic approach to investing in development assets across Australia.

We are currently seeking a self-motivated, proactive Acquisition Specialist to join our tight-knit team of 10.

Grange has a current development pipeline with an end value in excess of $4B, with projects spanning across VIC Regional, SA Regional, and WA Metro markets.

In this crucial role, you will have the opportunity to travel across Australia, engaging with landowners and, to a lesser extent, agents to identify potential opportunities for acquisition. By presenting landowners with attractive, value-adding offers, you will play a central role in Grange's mission to create sustainable, high-quality developments and build communities that we can be proud of for generations whilst also generating alpha far in excess of our competitors.

Please note that we very rarely acquire assets on-market, and so we are looking for someone who is willing to be in the field, supported immensely by the company, rather than someone who is office-bound assessing on-market opportunities.

Grange creates our own investment methodologies in-house which are proprietary, and we are very focused on acquiring assets that meet these set parameters anywhere in the country and, over the mid to long term, internationally.

We are very willing to share success and have a high-performance, transparent, collegiate, and honest culture where we are collectively motivated to achieve our individual and shared success, void of typical corporate bureaucracy. We like to work on things that count.

    Key Responsibilities:

    • Travel across Australia to provide offers on identified target assets for the firm. This is a core requirement of the role, and you should expect to travel at least one week per month.
    • Build and maintain relationships with landowners.
    • Negotiate and secure acquisition deals, presenting our value proposition and company values effectively.
    • Evaluate off-market acquisition targets through a systematic, mathematical, and analytical approach.
    • Collaborate with our local and global team to ensure the seamless execution of the acquisition roadmap.
    • Collaborate with the investment team to understand our investment strategies, approach and mathematical sensitivities.
    • Negotiate commercial outcomes that fit within the company's investment mandate.

    Key Qualifications & Requirements:

    • Experience in property acquisition, real estate, high-value and technical sales, or related fields. Experience in the acquisition of large-scale englobo development assets is not required (e.g., you may come from a traditional agency background), but you must be competent at maintaining and leveraging a database of acquisition targets and be able to build both short-term and long-term relationships with landowners.
    • Excellent negotiation and communication skills.
    • Ability to think critically, leveraging mathematical and systematic approaches to problem-solving.
    • Ability to work independently, and as part of a diverse, remote team.
    • Ability to handle objections and rejection and maintain effort and motivation in reaching objectives.
    • Team player.
    • Financially motivated.
    • Self-motivated.

    What We Offer:

    • A flexible and very supportive work culture.
    • A fun, semi-autonomous work culture that thrives on shared success, where the lack of bureaucracy lets innovation and team spirit shine.
    • An environment where your ideas and feedback are welcomed and encouraged.
    • The opportunity to contribute to significant property development projects across Australia.
    • Competitive remuneration and benefits package, commensurate with experience with significant upside.
    • Potential equity options in projects.
    • Extensive travel opportunities and exposure to diverse communities.

To apply for this role, please submit your CV and a cover letter. Applications will be considered on a rolling basis. Note we will not assess any CV without a covering letter.

At Grange, we are committed to fostering an inclusive, accessible environment, where all employees feel valued, respected, and supported. We are an equal opportunity employer that greatly recognises the value of a diverse workforce.

We appreciate your interest in Grange and look forward to meeting you soon.

Base Salary: $90,000-$130,000 + Super, Commission: $200,000 - $600,000 (in addition to base salary).
