Our opportunity As Management Accountant, Residential , you will be responsible for preparing and owning the financial analysis, reporting, budgeting, forecasting and long-term analytics for the NSW Residential Development portfolio, specifically NSW Apartments. This role will work closely with the experienced leadership teams of the aforementioned business units, relying on commercial acumen and the ability to influence financial decisions. The resulting financial information and analysis should be accurate, reflective of current conditions and thus able to inform optimal decision making. In this role you will:
  • Partner with the business to provide financial and commercial guidance on project assumptions, returns (IRR/EBIT/Net Profit) and risks and opportunities
  • Review project feasibilities and ensure forecast profit and cash flow for the Division is current, realistic and accurate
  • Attend monthly project review meetings and contributing financial analysis as required
  • Monthly review and analysis of packaged housing business (including derivation of forecasts and calculation of Cost of Goods worksheet)
  • Monthly review of inventory balances, cash flows, cost of goods sold calculations, common cost allocations to ensure actual results are in line with the feasibility and financial forecasts
  • Undertake strategic portfolio analysis as required (disposal, acquisition, valuation, P&L impacts)
  • Prepare budgets and forecasts for Apartment development projects covering various business structures (including but not limited to: development projects, construction contracts, joint ventures and PDAs)
  • Support development managers by providing financial analysis, commentary and coordinating financial inputs for inclusion in financial approval papers for new business opportunities,
  • Produce detailed monthly, quarterly, half yearly and full year financial/management reports including project variance analysis and insightful commentary on variances, risks & opportunities
  • Preparation of half year and year end reporting requirements (Black Book, Property Compendium)
  • Maintenance of all balance sheet items including invested capital, provisions and cost to complete accruals
  • Embrace new and recently rolled out systems ( Anaplan, Yardi, iTwoCx) and promote the adoption of business intelligence within the residential business
  • Contribute to continuous process and reporting improvements from forecasting and business intelligence systems.
  • Your point of difference To be successful, you will be CA/CPA qualified with an understanding of feasibilities, construction contracts/administration. You have previously worked in the property industry with demonstrable experience demonstrable experience in development finance / project accounting. You maintain a high standard of performance attention to detail, quality and timely execution of tasks demonstrated organisational skills, including an ability to plan, set and prioritise workloads to meet deadlines. Strong communication and relationship building skills with the ability to disseminate information and influence stakeholders to achieve suitable business outcomes is a must.
