    Our opportunity

    As Lease Administrator within our Build to Rent division you will be responsible for in managing lease agreements and new tenant relationships for our residential rental properties. This position reports to the Leasing Manager and works closely with the leasing executives and other members of the property management teams.

    Your responsibilities will include:

    · Lease Administration: Oversee all aspects of lease agreements for the LIV properties, including lease preparation. Responsible for accurate data input of all leases related information and collation of associated documentation.

    · Tenant Relations & Communication: Serve as a primary point of contact for new tenant inquiries, cultivate positive relationships with prospective tenants by being responsive, approachable, and attentive to their needs and concerns.

    · Leasing Applications: Support the leasing executives processing lease applications and ensuring all documentation is complaint and that the prospective tenant meets the LIV rental criteria.

    · Tenant Onboarding: Facilitate the smooth onboarding of new tenants, including lease signings, payment of advance rent, sending out welcome and move-in information, and handover to the property team for the tenant's lease commencement.

    · Lease Renewals: Supporting the leasing executives and property management team to secure renewals, administer new leasing documentation, execution, and renewal processes.

    · Rent Increases: Ensure timely and accurate notification of market rental increases as required. Follow established procedures and address any issues promptly.

    · Break Leases: Responsible for processing break leases and administering relevant documentation and break lease fees.

    · Lease Amendments: Responsible for reviewing and administering any lease amendment requests. Processing approved changes and administering relevant documentation in line with the residential tenancies' legislation.

    · Systems Champion: Ensure that the levels of data entry across all systems including StarRez and Sales Force are best practice and that there is a regular auditing framework in place. Assist the properties with StarRez support requests.

    · Lease Compliance: Monitor tenant compliance with lease terms, property rules, and regulatory requirements, taking appropriate action to address violations or breaches, as necessary.

    · Documentation Management: Maintain accurate and organised records of lease agreements, tenant communications, and other relevant documentation using property management software

    · Compliance and Risk Management: Stay informed about relevant laws, regulations, and industry standards governing residential tenancies, ensuring compliance, and mitigating risks associated with lease administration and property management activities. Be fully conversant with the LIV application & property rules.

    Your point of difference

    · 2-4 years' experience in a high-volume administrative role with conflicting priorities

    · Experience in Real Estate, Property Management, Hotel Reservations, or related field preferred.

    · Previous experience in lease administration, property management, or real estate administration required.

    · Strong understanding of residential tenancy laws, regulations, and industry best practices in Australia.

    · Knowledge of Starrez, Sales Force or a property management system desirable.

    · Excellent communication, interpersonal, and customer service skills.

    · Proficiency in property management software systems and Microsoft Office Suite.

    · Ability to multitask, prioritise workload, and work effectively in a fast-paced, dynamic environment.

    · Strong financial acumen, with the ability to utilise excel.
